My husband and I have discussed buying in the Bradenton area for years, but we continued to rent the same seasonal home because it was available and reasonable. When we found out this year that the owners were planning to sell, it forced us to look for another rental or again consider buying. We contacted Kim to assist us in finding a rental, but when we couldn't find anything we liked within our price range, Kim coaxed us into considering a purchase instead. We never felt pressured, but decided it was the right time and the right thing to do. Kim knew our price range and preferred area, and we looked at several houses with her. She thoroughly explained covenants, CDDs, HOA fees, condo expenses, and a variety of other expenses that aren't necessarily hidden fees, but certainly add to the cost. She contacted us when a home in the area had a price drop, bringing it into our price range. We had seen pictures of the house but passed on it because it had a double-story entryway that made the home appear to be a two-story, and we wanted a ranch on one floor. Kim had initially thought the same thing, but in looking at the square footage knew that it was one story. She quickly arranged for us to tour the house that afternoon, and we loved it and made an offer, which the sellers accepted. I will say that the regulations and home-buying process in Florida is quite complex, but Kim assisted us in filling out the paperwork and answered our many questions. She also suggested others in the industry to further assist us throughout the lengthy purchase process. We would highly recommend Kim to anyone considering renting or buying a home, as her company provides both services.

After moving to Sarasota from Indianapolis my work ended up in Bradenton so I needed to find a new place to live. After having rented previously I decided, with the help of Kimberly, to purchase a home. My credit was excellent but my income filing changed between W2 and 1099 causing problems in meeting the requirements to obtain a VA mortgage. Not only did she find the perfect home she was also able to direct me to a mortgage professional that was able to secure a mortgage at the lowest rate offered at the time. After years of seasonal renting, my wife Judy and I decided to purchase a home in Bradenton.
